Suggestions for new property in NW London

Posted by: Wazza69 on 19 August 2010

Hi all,

We are looking at getting our first property after many years of renting. We are looking in NW London due to proximity to family (hoping to have a baby soon) as well as friends and value for money and lifestyle. However, we dont know the area very well so wondering if any locals or ex-locals can provide any experiences or thoughts.

What we are after:
- 3+ bedroom house in the £300 - £350k price range
- Good access to London City (ideally an hour or less)
- Nice area i.e. green, low crime, good for families
- Would really like a decent size, light and airy place with decent back yards

Places we have started investigating include Rickmansworth and Pinner. Any thoughts on these areas or others would really be appreciated.

Thanks!

My Aunt lives on Holland Road, just down the road from Westfield shopping centre. She has the freehold on all the flats, Basement through to 3rd floor. Value i shudder to think.

Plus she has a place at Walton on Thames...right on the river its beautiful.

When we are in town we use the Flat at Canary wharf.

I don't live there ... but have you thought of the area in and around Uxbridge. I visit there quite often and house prices look ... well if not reasonable then affordable. Uxbridge itself is right on the end of the Metropoloton and Central lines (IIRC).

No HiFi dealers though :-)

My parents live in Northwood, a lovely area: expect a range between $500k - £1m, for anything half decent. Pinner is nice but nearly as pricey in places as Northwood, but can be shabby as you head towards Rayners Lane and North Harrow, housing stock is very varied from 30's semi's to Victorian mansions. Rickmansworth, Watford, Amersham etc are leafier but getting quite far out of London. Have you considered North London eg Finchley? you can get something of character there from £350k to £700k. I am very familar with North West and North London so feel free to email me directly for advice.

regards Dev (who actually lives in Southwark now)

I live in Enfield, towards the North end, which might not be West enough for you, but its very nice.

Like many places in London, I am also located in 'close' proximity to some rather undesirable areas. You just have to choose carefully.

Have you seen the London Crime Map? That might provide you with some insight when looking around.

I used to go to Uni with a Girl from Pinner, never actually visited it myself, but she raved about it, and it seems like a really nice place.
